Request a rooferRoof notes carry extra weight in Florida, where insurers look closely at roof age and condition. Here's what common terms in a Cape Coral inspection usually mean. Your inspector saw the house and is the best guide to your report; a licensed roofer can follow up on repairs and costs.
Condition and life
Remaining useful life — The inspector's estimate of how many years the roof has left. Insurers often ask for this.
Granule loss — Shingles losing their protective granules, a sign of age and sun exposure.
Cracked / broken / slipped tiles — Damaged or displaced tiles that expose the underlayment. See tile roofs.
Water and flashing
Underlayment deterioration — The waterproof layer under tile or shingles is worn; leaks often follow.
Flashing concerns — Metal at walls, vents and roof-to-lanai joints is loose, rusted or missing.
Ponding (low-slope) — Water sitting on a flat or lanai roof. See flat and lanai roofs.
Soft decking — Spongy areas when walked on, often from long-term leaks.
Florida insurance terms
Four-point inspection — An insurance inspection of the roof, electrical, plumbing and HVAC, common for older homes.
Wind mitigation — A form documenting roof covering, deck attachment, roof-to-wall connections, roof shape and openings. See wind mitigation inspections.
Secondary water resistance — A sealed deck or barrier that helps keep water out if the roof covering is damaged.
How serious is it?
- Monitor: light granule loss, minor algae staining.
- Fix soon: a few cracked tiles, loose flashing, clogged gutters.
- Before closing: active leaks, soft decking, a roof near the end of its life that may affect insurance.
